Marine Drive in Kochi is the costliest kilometer and a half in Kerala. NRIs seems to be flocking to it, driving prices up to USD 1-2 million per apartment.

The Price of being posh

A gorgeous sunset view, boat jetties bobbing in the water, the famous Chinese fishing nets and the gentle breeze from Vembanad Lake. All this has made Marine Drive in Kochi one of the costliest piece of land in Kerala. And non-resident Indians are the ones who are shelling out the big bucks for the luxury apartments. Real-estate prices have risen from Rs 2,500 per square feet from three years ago to Rs 11,000 per square feet.

More homes in the offing

About 15 or more construction projects are going on. Developers like Prestige, Dewa Projects, EMAAR Group and DLF have pumped in an estimated investment of Rs 1,500 crore into these constructions. Prestige is offering 3 tier triplex and two tier duplex versions of pent houses with a personal swimming pool for a neat sum of Rs 8 crore and above.

According to developers, most of the apartments seem to be out-of-reach for the average Kochiite. Marine Drive certainly seems to changed the dynamics of realty prices in Kerala.

Marine Drive is a picturesque promenade in Kochi, Kerala, India. It is built facing the backwaters, and is a popular hangout for the local populace. The effects of the environment on man are clearly demarcated as physical, mental and spiritual and managing the cosmic energy in the buildings and structures a man lives in can bring positive energy in our lives. Vastu Shastra and Feng Shui and the usual fundamentals of astrology are combined by the consultants to give you remedies against the Vastu Dosha in the course of your home building experience.

Vastu for plots gives the most suitable direction according to the plot facing for each section of the house or business set up. The main gate or entrance of a house is best placed in the East or West directions.
The Pooja Room should preferably be in the North East corner of the house with the ideals and deities not facing South and the person offering prayers facing either East or West.
The staircase is ideal in South or South West directions with climbing from either East to West or North to South. The numbers of stairs are recommended to be an odd number.
The number of columns in a building should be even in number.
The bedroom for head of the family should be situated in South West direction.
A bedroom in West is perfect for female members of the family.

No bedroom should be located in either the North East corner or South East corner.
The guest room is supposed to be in the North West corner of the house.
The drawing room has ideal placement in South West, West, or South directions.

Vastu recommends separate toilet and bathrooms. But as it is usually not possible, toilet and bathrooms should be constructed towards South or West and the flow of the drain in bathrooms should be towards North East. The geysers are ideally placed in the South West corner the place of Lord Agni.

For good health and wealth, a balcony in the North East direction is a Vaastu suggestion. If you have balcony in South West, it is recommended that it should be covered with glass or screen.
Vastu Shastra says the South East as the fire angle. Placement of the kitchen in this direction with face towards East while cooking is considered harmonious.

Vastu for Puja room pronounces the direction of the Pooja room to be in the North, East or North East part of the house. Vastu Shastra recommends these directions for Puja room because of various effects the energy flow from these can have on the members of the household. Puja room should not be placed in the bedroom. And the idols of the Lord should be in the North East portion of the Pooja Griha. The idols' faces should not be covered by any garment, garland or even flowers. The idols should also not face each other and any broken idol or torn photograph should not be kept within the Puja room. The lamps or Diyas in the Pooja room are best placed in front of the Lord's idol.

The materials required for the Puja or the Puja Samigri should be kept in the South East direction. If some Idol or any thing else from the Pooja room is removed for some reason, make sure you do not keep it within the house and ensure that it is duly Vserjit in a river. Ground floor is the favored place for the Pooja room and planning it in the basement is strictly prohibited.

Heavy furniture or idols and figures like that of Lord Ganesha should be avoided. The color of the room is advised to be white or light yellow or light blue and light yellow & white marble work for the floor. Sometimes it is not possible for a separate Pooja room due to paucity of space. In case the kitchen has a small Mandir, it is advised to keep it in the North East corner.

There should be a clear demarcation of the Puja room and it should not be used as a store. And even the additional furniture like the almiras and cupboards should be in same height as that of the placement of the idols. Photographs of ancestors are not advised to be kept in the Puja room. Also the toilet or bathroom should not share common wall with the Pooja room.

Vastu for bedroom is registering increased searches since it has become imperative to adhere to Vastu Principles to ensure peace and harmony in the shrinking world. Vaastu Shastra gives effective Vastu architecture that balances the cosmic energy flow in this part of your house where you spend around one third of your life. The master bedroom is best suitable for the South West corner of the house for complete control over the household.
Children's room should lie either on the North or East of the master bedroom.
The South West corner should not be for the children's room or for an unmarried girl in the family.
The guest room should occupy the North West corner.

The Vastu bed direction is South to North that allows you a sleeping position of your head in the South and feet pointing North. Vastu advocates avoiding head in North or West while sleeping.
The South West portion of your bedroom can be occupied with heavy furniture like almiras and wardrobes.
The dressing table or mirror should be placed on the Eastern or Northern walls and strictly not facing the bed. This ensures a blissful married life.
The Vastu Colors ideal for your bedroom are soft pastel shades of blue, green and off white. Avoid cark & very bright colors in the bedroom.
It is not advisable to have an aquarium or real plants in the bedroom.
If you have an attached bathroom, make sure it does not directly face your bed and the door is closed at all times.

Vastu for kitchen is a separate study area for the Vastu pundits. The kitchen being a quintessential part of the household is an important contributing factor in the general health and well being of the family members. Planning the basic layout of the kitchen as per Vastu Directions therefore becomes a mandatory practice in the construction of your home. The Vastu Shatsra principles say there are specified directions and facing of each component of the kitchen and any altercations in these can lead to a Vastu Dosha resulting in unexplained financial losses and misfortune. The ideal position for kitchen is the South East corner of the house
The kitchen door should open in North, North East or East direction in clockwise manner.

The person cooking should face East direction as this brings good health for the family members and violating this with face towards South while cooking could bring financial losses to the family

The Kitchen sink should be placed in North East.
The ventilators and larger kitchen windows should be in the East direction and smaller windows in the South.
The water filter and other drinking water storage should be done in the North East direction of the kitchen.
The refrigerator should be placed in the South West corner.
The dining table if placed in the kitchen should be in the North West corner and not in the centre with the face in East or North direction while consuming food.
Any toilet or bathroom should not share a common wall with your kitchen.

The above-mentioned Vastu tips for kitchen will enable you to harness maximum positive energy from your kitchen area for your family. The second option could be the South East direction.

Toilet in the North East can adversely affect the finances and prosperity of the family. Whereas toilet in South West direction directly affects the head of the family in terms of his health and might make him highly indecisive.

Some effective Vastu Tips for architecture of the toilet include:

Toilet seats should ideally be placed in either South to North directions or West to East direction.
The doors should be either in the North East or East walls.
Mirrors should be placed on the North or East walls only.
Planning the windows such that we have a larger window in the North direction and smaller in the West (keeping the privacy intact)
The toilet walls should be painted in lighter hues and not warning colors like red and black.
