Kochi's Marine Drive is costliest realty in Kerala

Marine Drive in Kochi is the costliest kilometer and a half in Kerala. NRIs seems to be flocking to it, driving prices up to USD 1-2 million per apartment.

The Price of being posh

A gorgeous sunset view, boat jetties bobbing in the water, the famous Chinese fishing nets and the gentle breeze from Vembanad Lake. All this has made Marine Drive in Kochi one of the costliest piece of land in Kerala. And non-resident Indians are the ones who are shelling out the big bucks for the luxury apartments. Real-estate prices have risen from Rs 2,500 per square feet from three years ago to Rs 11,000 per square feet.

BR Ajith, Chief Executive Architect of Ajith Associates said ,"Kochi has the potential for another 30 years. If a foreigner investor internationally can think that way, there should be some reasons for that. The most important reason is that it is a beautiful location of Kochi, in the midst of beautiful trees, lots of greenery around and one of the best airports in the country. More homes in the offing

About 15 or more construction projects are going on. Developers like Prestige, Dewa Projects, EMAAR Group and DLF have pumped in an estimated investment of Rs 1,500 crore into these constructions. Prestige is offering 3 tier triplex and two tier duplex versions of pent houses with a personal swimming pool for a neat sum of Rs 8 crore and above.

According to developers, most of the apartments seem to be out-of-reach for the average Kochiite. Marine Drive certainly seems to changed the dynamics of realty prices in Kerala.

Marine Drive is a picturesque promenade in Kochi, Kerala, India. It is built facing the backwaters, and is a popular hangout for the local populace. The main gate or entrance of a house is best placed in the East or West directions.
The Pooja Room should preferably be in the North East corner of the house with the ideals and deities not facing South and the person offering prayers facing either East or West.
The staircase is ideal in South or South West directions with climbing from either East to West or North to South. The numbers of stairs are recommended to be an odd number.
The number of columns in a building should be even in number.
The bedroom for head of the family should be situated in South West direction.
A bedroom in West is perfect for female members of the family.

No bedroom should be located in either the North East corner or South East corner.
The guest room is supposed to be in the North West corner of the house.
The drawing room has ideal placement in South West, West, or South directions.

Vastu recommends separate toilet and bathrooms. But as it is usually not possible, toilet and bathrooms should be constructed towards South or West and the flow of the drain in bathrooms should be towards North East. The geysers are ideally placed in the South West corner the place of Lord Agni.

For good health and wealth, a balcony in the North East direction is a Vaastu suggestion. If you have balcony in South West, it is recommended that it should be covered with glass or screen.
Vastu Shastra says the South East as the fire angle. Placement of the kitchen in this direction with face towards East while cooking is considered harmonious.

Vastu for Puja room pronounces the direction of the Pooja room to be in the North, East or North East part of the house. Vastu Shastra recommends these directions for Puja room because of various effects the energy flow from these can have on the members of the household. Puja room should not be placed in the bedroom. And the idols of the Lord should be in the North East portion of the Pooja Griha. The idols' faces should not be covered by any garment, garland or even flowers. The idols should also not face each other and any broken idol or torn photograph should not be kept within the Puja room. The lamps or Diyas in the Pooja room are best placed in front of the Lord's idol.

The materials required for the Puja or the Puja Samigri should be kept in the South East direction. If some Idol or any thing else from the Pooja room is removed for some reason, make sure you do not keep it within the house and ensure that it is duly Vserjit in a river. Ground floor is the favored place for the Pooja room and planning it in the basement is strictly prohibited.

Heavy furniture or idols and figures like that of Lord Ganesha should be avoided. The color of the room is advised to be white or light yellow or light blue and light yellow & white marble work for the floor. Sometimes it is not possible for a separate Pooja room due to paucity of space. In case the kitchen has a small Mandir, it is advised to keep it in the North East corner.

There should be a clear demarcation of the Puja room and it should not be used as a store. And even the additional furniture like the almiras and cupboards should be in same height as that of the placement of the idols. Photographs of ancestors are not advised to be kept in the Puja room. Also the toilet or bathroom should not share common wall with the Pooja room.

Vastu for bedroom is registering increased searches since it has become imperative to adhere to Vastu Principles to ensure peace and harmony in the shrinking world. Vaastu Shastra gives effective Vastu architecture that balances the cosmic energy flow in this part of your house where you spend around one third of your life. The master bedroom is best suitable for the South West corner of the house for complete control over the household.
Children's room should lie either on the North or East of the master bedroom.

The guest room should occupy the North West corner.

The Vastu bed direction is South to North that allows you a sleeping position of your head in the South and feet pointing North. Vastu advocates avoiding head in North or West while sleeping.
The South West portion of your bedroom can be occupied with heavy furniture like almiras and wardrobes.
The dressing table or mirror should be placed on the Eastern or Northern walls and strictly not facing the bed. This ensures a blissful married life.
The Vastu Colors ideal for your bedroom are soft pastel shades of blue, green and off white. Avoid cark & very bright colors in the bedroom.
It is not advisable to have an aquarium or real plants in the bedroom.
If you have an attached bathroom, make sure it does not directly face your bed and the door is closed at all times.

The Kitchen sink should be placed in North East.
The ventilators and larger kitchen windows should be in the East direction and smaller windows in the South.
The water filter and other drinking water storage should be done in the North East direction of the kitchen.
The refrigerator should be placed in the South West corner.
The dining table if placed in the kitchen should be in the North West corner and not in the centre with the face in East or North direction while consuming food.
Any toilet or bathroom should not share a common wall with your kitchen.

Toilet in the North East can adversely affect the finances and prosperity of the family. Whereas toilet in South West direction directly affects the head of the family in terms of his health and might make him highly indecisive.

Some effective Vastu Tips for architecture of the toilet include:

Toilet seats should ideally be placed in either South to North directions or West to East direction.
The doors should be either in the North East or East walls.
Mirrors should be placed on the North or East walls only.
Planning the windows such that we have a larger window in the North direction and smaller in the West (keeping the privacy intact)
The toilet walls should be painted in lighter hues and not warning colors like red and black.

THE REAL ESTATE BOOM CONTINUES IN KOCHI

Kochi is the 'happening place' in Kerala, being the commercial capital and land prices have been increasing not in a steady upward curve but in leaps and bounds. The land value in various part of Kochi is directly linked with the plans for new projects-IT park, Container Terminal, and Airport etc. It is estimated that the future will witness huge investments on infrastructure development for highways, shopping malls and housing projects, which will sent the price of land spiraling.

Genesis: Kochi is a cosmopolitan city modeling itself on the lines of Bangalore and Mumbai. A few decades back, the commercial centre in Kochi or Ernakulam, as it was then called, was restricted to Broadway and M.G.Road. The city started spreading and far-flung areas like Kakkanad have now become part of Kochi city with residential apartments coming up all over the beautiful hillocks in this area. Business establishments have started relocating their showrooms and outlets on the sides of the Trivandrum bye pass road between Edapally and Vytilla. The construction of the Vypeen bridge has opened up new areas for residential and commercial construction as Kochi has become easily accessible from Kochi.

Independent villas and houses are expensive but if one can afford it can make you feel like a king. There are many builders who carry out construction on contract basis and with totally transparent terms and conditions. This helps avoid the headaches one would have to face while building homes.

Residential areas:
Panmpilly Nagar, Kakkanad, Gandhi Nagar, Giri Nagar, Kumaran Asan Nagar, are residential localities which have come up during the past few decades. Palarivattom, Kaloor,and Edapally, are the older residential areas. Kakkanad is fast becoming one of the most favored spots for villas and flats while in Kathrikadavu area, with its two new flyovers, land value has touched new highs. Of late, Nedumassary which is outside city limits is also being developed as a residential area by some developers. It is obvious that land value is going up day by day but good plots are fast becoming scarce. Rates have quadrupled in the space of five years, and in some cases even doubled in one year. The best time is to buy now as tomorrow would be too late.

ANY investment in Kerala’s real estate now, particularly in the rapidly expanding Kochi, could reap handsome returns, a builders’ association said yesterday.

George E George, secretary and M M Jose, joint secretary, of the Kerala Builders Forum, told Gulf Times that the south Indian state, Kochi in particular, was booming.

“Any investment in buildings now will appreciate by 100% in two to three years. Rental income could grow by up to 10%”, they said.

The duo is in town in connection with a property exhibition, starting today at the Regency Hall, on the D Ring Road.

The exhibition, in which 39 builders from different areas in Kerala are taking part, ends at 1pm tomorrow. Today, it is open from 10am to 10pm.
The exhibitors are offering flats and villas in such areas as Kochi, Thrissur, Thiruvananthapuram, Kozhikode, Kottayam, Thiruvalla and Munnar. They range in value from Rs2mn to 10mn.

Two financial agencies - HDFC and SBI are offering spot loans of up to 85% of the value of the property.George and Jose listed a number of reasons for the market explosion in Kochi and the rest of the state. They included the government approval for the Smart City, which would create 100,000 new jobs, clearance for the Vallarpadam Container Terminal and the expansion of Info Park, which will need an extra 65,000 staffers.

Besides, lots of fresh investments were pouring into the city, he remarked. The total investment in the next four-five years in the state would be more than Rs4300mn, they said.

“Kerala is growing as never before,” he added.The best indication of its potential was the fact that non-Malayalis were heavily investing in real estate now, they pointed out.

Considering all these factors, this was the most appropriate time for non-resident Indians (NRIs) to invest in the state. Currently, they constituted 40% to 50% of the real estate market, George and Jose said.

Compared to other south Indian states, Kerala’s real estate market growth in the last two-three years was modest at 20% to 30%.The current price of Rs2500 per sq ft was modest compared to Rs4000 in Bangalore, they remarked. “Kochi will be a metro city in the next 10 years,” the builders predicted.

Most real estate developers had a separate division for offering after-sales service like renting out the property and maintaining it, they said.
All the properties on exhibition, including those in Munnar, were government-approved, they stressed.

Nearly 5000 housing units are on offer at the exhibition.Kerala Builders Forum had a grievances cell to mediate and settle any issue between investors and builders, the officials said.

“We do not permit any unethical practices and ensure that investors are not taken for a ride,” they claimed.

I have been tracking the real estate market in Kerala for over an year now. My interest in it was sparked by our very own Chief minister when he coined the term “Real Estate Mafia”. The amount of money that flows in this real estate business is huge.

One year back real estate business took a hit all over India except for Bombay and Kerala. Even Bangalore saw 10% to 20% price decrease. Transaction volumes decreased sharply. But Bombay and Kerala were not affected.

In Bombay, there is enough cash flow to maintain the prices. Its the business capital of India. But what is so special about Kerala ? Its the exact opposite reason. We dont have any business here.

What are the investment options in Kerala for someone with loads of disposable cash. Think of an NRI who can pump in 20 to 30 lakhs every year. Where can he invest that money ? Land or real estate is the only safe investment for him.

That’s the beauty of the socialist attitude we have here in Kerala. We never allow good business to stay here. We are very hostile to new businesses. And we have earned that reputation among foreigners also. Every foreign delegation that comes to Technopark asks this question. “Ive heard that there are labour problems here. Is it safe to invest here”.

For Keralites, the only safe investment is in real estate and crores are being pumped into the market every year. This is the only reason why the prices are increasing.

No land reform or no law can remedy the situation. People will continue investing in real estate as long as we dont provide them with other options. No point in calling the real estate people a Mafia. They are rich helpless people looking for a place to invest their money.
